Owners pay annual community fees in the €15-25k range covering security, road maintenance, and common areas. Construction inside is governed by a strict design committee — no glass towers, no flat-roof modernism without approval.
Are short-term rentals allowed in La Zagaleta?
No — La Zagaleta is owner-occupier and long-term tenant only. The community statutes explicitly prohibit holiday rentals, and the security gate enforces this. If you want rental yield, look at Sierra Blanca or Cascada de Camoján instead; if you want absolute privacy and no neighbour churn, this is why people pay the premium.
How does the golf situation work?
Two private 18-hole courses (Old and New) reserved exclusively for owners and their guests. Membership is included with property ownership — you can't buy in without owning. Tee times are effectively always available; this is the polar opposite of a public-access golf club.
