How do international buyers purchase property in Marbella?

The path: reservation contract (€6,000–€10,000 deposit, refundable for ten working days) → due diligence (Nota Simple, planning, debts) → private purchase contract (10% deposit, non-refundable) → public deed before a notary, registered at the Land Registry. Median elapsed time eight to twelve weeks.

What visa routes give residence in Spain after a Marbella purchase (2026)?

Four active routes after the abolition of the Golden Visa on 3 April 2025: the Non-Lucrative Visa (passive income, no work in Spain, approximately €32,000 per applicant per year); the Digital Nomad Visa (remote work for non-Spanish employers, approximately €2,760 monthly income, 24% flat tax under the Beckham Law option); the Beckham Law régime (24% flat-tax for the first six years for new tax residents employed in Spain); and the Entrepreneur Visa (innovative business plan endorsed by ENISA).

What property taxes apply on the Costa del Sol?

On purchase: ITP (resale transfer tax) at 7% of declared value in Andalusia. New-build instead: IVA 10% plus AJD stamp duty 1.2%. Annual: IBI (council property tax) 0.4–1.1% of cadastral value; Plusvalía on sale (municipal capital-gains).

Andalusia abolished its wealth tax (Patrimonio) in 2022 — residents pay 0% at the autonomous level, though the national solidarity tax may apply above €3M of net worth. Andalusia also offers a 99% reduction on inheritance and gift tax for direct relatives. The most favourable autonomous fiscal régime in Spain for luxury buyers.

Why do most principals come by introduction?

Because the residences worth holding rarely appear on a public portal. Roughly a third of every transaction we close is off-market — a private dossier, shown to one or two principals, then either taken or returned. Introduction is the working condition for being shown those residences. It also protects sellers from the noise that follows a public listing.

What is the minimum budget to buy property through Muse Selection?
€1.5 million. The catalogue runs from €1.5M (well-positioned apartments in Marbella centre or Puerto Banús) to approximately €40M (private estates in La Zagaleta and Cascada de Camoján). For €500K–€1.5M, our sister brand Muse Marbella covers the same coast.
Do you charge buyers a fee?
No. Our fee is paid by the seller, in line with Spanish real-estate convention. Buyers pay only the legal and administrative costs of the purchase — approximately 10–12% of the price total (ITP 7% on resale, notary, registry, lawyer).
Can I view residences without flying in?
Yes. We produce private video walk-throughs, drone footage, and a verbal walk on a live call with a principal of the firm. For shortlist residences, a member of the desk attends in person on your behalf and reports back the same day. In-person viewing in Marbella remains the final step.
How do off-market residences work?
The advisory holds approximately 300 residences shown only by introduction — typically because the owner does not want a public listing. They are presented as a dossier (photographs, plan, provenance, conditions) and shown in person to one or two qualified principals at a time.
Is the Golden Visa still available?
No. Spain abolished the Golden Visa programme on 3 April 2025. Residence by property investment alone is no longer possible.
