How do international buyers purchase property in Marbella?
The path: reservation contract (€6,000–€10,000 deposit, refundable for ten working days) → due diligence (Nota Simple, planning, debts) → private purchase contract (10% deposit, non-refundable) → public deed before a notary, registered at the Land Registry. On purchase: ITP (resale transfer tax) at 7% of declared value in Andalusia. New-build instead: IVA 10% plus AJD stamp duty 1.2%. Annual: IBI (council property tax) 0.4–1.1% of cadastral value; Plusvalía on sale (municipal capital-gains).
