Every residence here asks less per built square metre than the median for the same type in the same zone. Nothing more is claimed: we do not know why, and a page that guessed would be guessing about someone's circumstances in public.
Villas and estates under five million.
Houses compared only with houses in their own town.

Flats compared only with flats in their own town.

How this is measured
- Asking price ÷ built m², compared with the median of the same figure across residences of the same type in the same zone.
- A segment is used only once it holds eight or more priced listings. Below that a median is one street's opinion.
- A residence appears only at 12% or more under that median. Smaller gaps are explained by condition, floor and aspect.
- Built area only — the plot is not in the figure. A villa on a large plot asks less per built metre for a reason that is not a discount, which is why villas are compared with villas and never with apartments.
- Asking prices, not achieved prices. What a residence sells for is a different number, and it is not public in Spain.
