Homes that left the register
This series starts this week. The barometer keeps a record of the homes on the register each week, and the first comparison is published once last week's record exists: from the week of 9 November 2026. No earlier figure is estimated.
Methodology
- Source: the Muse Selection register. The register is compiled from shared listing feeds and deduplicated so that each residence appears once. Resale homes only, from €350,000: the same population as the Marbella Property Index, and the all-zone medians are read off the index rather than computed again.
- Asking prices of homes listed now — never sale or transaction prices: Spain publishes no per-property closing prices.
- Snapshot: 2 November 2026 (2026-11-02T21:12:34.064Z). Every figure carries its sample size (n). Medians of new listings are printed from 5 priced.
- New listings: by the date each listing states it went on the market — the feed's own date where it gives one, otherwise the day the register first saw it. A day carrying more than 5% of all dated homes is treated as a feed import, not as new listings.
- Zones: as the index zones them, and only zones with at least 10 priced comparables (the zones with an index page of their own).
- Homes that left: a home counts when it was in last week's record and is missing both from this week's record and from this rebuild; where the same photograph is still listed under another reference, it counts as still there.
