Puerto Banús

The address

The marina José Banús opened in 1970 with Grace Kelly and Roman Polanski among the first guests — 915 berths, the most concentrated retail frontage in southern Spain, and a thin ring of front-line residences that almost never reach the open market. What trades publicly is the second line; the first line is handled privately.

About Puerto Banús

Puerto Banús is two different markets wearing one name. The marina-front apartments — perhaps 120 residences above the retail arcades — change hands six or seven times a year, almost always privately. Behind them, a denser second line trades briskly and publicly.

The product is unique on the coast: no villa stock, no gardens — terraces over berths, with the evening traffic of the marina below. Buyers are either yacht owners wanting the berth-to-bed arrangement, or investors holding the most rentable square metres in Marbella.

We advise on Puerto Banús with one caution: the address is liquid but loud. Clients seeking quiet at €3M+ are usually better served five minutes inland, in Nueva Andalucía.

Frequently asked · Puerto Banús

Asked, before the first visit.

Can you buy an apartment directly on the Puerto Banús marina?
Yes, but rarely on the open market. The front line holds roughly 120 residences above the retail arcades, and only six or seven trade in a typical year — most by private introduction between owners and known buyers. Second-line residences within walking distance list publicly from approximately €800K to €4M.
How much does property in Puerto Banús cost?
Second-line apartments average €9,600 per m² (2025, +7% year-on-year). Front-line marina residences, when they trade, command €15,000–€25,000 per m² depending on floor, terrace, and berth view. There is no villa stock in Puerto Banús proper.
Is Puerto Banús a good rental investment?
Per square metre, Puerto Banús consistently produces the highest short-let yields in Marbella — the marina, retail and nightlife generate year-round demand that inland zones lack. The trade-off is noise and seasonality of atmosphere; it is an investor’s product more than a primary residence.
Who built Puerto Banús?
José Banús, a Madrid developer, opened the marina in May 1970; the inauguration gala included Grace Kelly of Monaco and film director Roman Polanski, with Julio Iglesias performing. Banús also laid out Nueva Andalucía behind the port as its residential hinterland.
