The Golden Mile's resort side holds the trophy tier: penthouses in and around the residence communities near the Marbella Club and Puente Romano, where the format's price ceiling lives — and the highest per-metre zone in the table.
Marbella city is the volume market. The €1.5M+ catalogue of the city core is dominated by apartments and penthouses rather than villas: renovated top floors along the beachside belt either side of the Paseo Marítimo, and new-build penthouses on the Old Town's edge.

What they ask — and the number we decline to publish
A candid note on method. You will find "the average Marbella penthouse costs X" figures elsewhere; we do not publish one, for two reasons.
First, the honest unit is the zone. A Puerto Banús marina ático and a corridor new-build penthouse are different products in different markets, and averaging them produces a figure that describes neither. The zone medians above — each with its n and its date — are the sturdier frame, and each zone's row in the Marbella Property Index re-measures on every snapshot.
Second, the denominator problem. Penthouse pricing per square metre is uniquely sensitive to what gets counted: listing conventions vary on whether and how terrace area enters the "built" figure, and on a residence whose terrace can rival its interior, that convention can move the apparent €/m² by a wide margin in either direction. Cross-listing €/m² comparisons between penthouses are therefore treacherous in a way villa comparisons are not. Where a figure matters, price the residence, not the metre — and establish which metres are being sold before comparing anything.

Buying a penthouse: the file to read before the view
The purchase sequence is standard Spain — reservation, private contract, completion before notary, covered step by step in the buying guide — but the penthouse file has three clauses of its own.
The terrace's legal status. A solárium or roof terrace may be registered as part of the dwelling, or as a common element of exclusive use (cubierta de uso privativo) — and the difference decides your reform rights, your community quota, and in some cases what you may place on it. Community fees and the quota. Penthouses commonly carry a higher participation quota (cuota) than intermediate floors of the same building, so the community fee is proportionally heavier — and in full-service resort communities the absolute figures are substantial. Fee conventions at this tier are mapped on the cost-of-living page; the community's statutes and the last AGM minutes are part of any serious file.
Alterations overhead. Pools, jacuzzis and pergolas on penthouse terraces frequently require community approval and, depending on the structure, municipal licence. A terrace already carrying them should evidence that approval in the file; a terrace that could carry them should not be priced as if it already did.

Penthouse or villa
A pattern the desk observes without measuring: a meaningful share of penthouse buyers at this tier are villa owners in reverse — owners trading the garden, the pool maintenance and the staff question for a doorman, a lift and a lock. The penthouse is Marbella's lock-and-leave format, and the city-centre and resort-side catalogues serve exactly that brief.
The honest counter-recommendation: at equal budget in the villa zones, the villa buys land, and land is the asset the coast is not making more of. A buyer who will live here most of the year, garden and all, is often better served in Nueva Andalucía or Benahavís villa stock than on any top floor — the sibling guide is buying a villa in Marbella.
