The mechanics of acquiring a property in Marbella are straightforward in outline and slow in detail. We walk our principals through the four stages: brief, viewings, offer-and-contract, and completion.

Briefing is the slowest stage. We will visit eight residences for every one that lands the right register.

The viewings stage is, by design, slower than the market norm. We do not show three houses in a morning; we show one, and we walk it for ninety minutes.

The legal sequence is: offer letter, Nota Simple, reserva (10%), arras (private contract, 10%), escritura (notarial deed, balance). Allow eight to twelve weeks from offer to completion in the normal case.
