About Benahavís

Benahavís is a hill municipality wedged between Marbella, Estepona and the mountains that rise toward Ronda. Its whitewashed village core sits some seven kilometres up the Guadalmina valley, hemmed in by a river gorge, and has long been nicknamed the “dining room of the Costa del Sol” for a concentration of restaurants out of all proportion to its size.

The luxury register, however, is not in the village. It is spread across the hillside urbanisations and gated communities: La Zagaleta and El Madroñal behind their gates, La Quinta and Los Arqueros around their golf courses, Monte Halcones and Montemayor on the higher ridges. What these addresses sell is altitude, plot size, privacy and a sea view from above — the things the beachfront cannot offer at any price.

As of 7 August 2026, the median asking price for luxury property in Benahavís is €4,900,000 across 81 priced listings on the register (€1.5M floor), with a median of €7,409 per built square metre and asking prices ranging from €1,510,000 to €20,000,000.

The index tracks La Zagaleta and El Madroñal as separate zones, because their gated premiums would distort the municipal figure. On the same snapshot: La Zagaleta €9,400,000 median asking (n=5), El Madroñal €6,475,000 (n=12) — all asking prices at the €1.5 million floor.

A 13-fold spread between the cheapest and dearest listing is the widest of any zone on the index. Benahavís is not a price point; it is a whole price ladder inside one municipality, from a La Quinta townhouse at the register floor to a hilltop estate at twenty million.

The per-metre figure reads against the coast: the Golden Mile’s €8,987/m² median (n=57) against Benahavís’ €7,409 — yet the Benahavís median price (€4,900,000) is higher than the Golden Mile’s (€4,290,000). Both are true at once because the inland product is simply bigger. The coast charges for the metre; the hills charge for the whole.

No municipality on the coast concentrates more golf: La Quinta (27 holes, Manuel Piñero), Los Arqueros (1991, the first Severiano Ballesteros design on the Costa del Sol), the Marbella Club Golf Resort (1999, Dave Thomas), Monte Mayor, El Higueral and the three Villa Padierna courses on the western edge — plus two private courses inside La Zagaleta.

There are no international schools inside the municipality; the school run goes down the hill to Atlas American on the Estepona side, Aloha College in Nueva Andalucía, or Laude San Pedro International College. Winters at altitude are genuinely cooler than the coast — a comfort feature in August and a heating-bill line item in January, worth checking in any survey of older hillside stock.

These are asking prices — what sellers currently request, not what buyers eventually pay. Spain publishes no per-property closing prices, so any Benahavís “sold price”, “average discount” or “days on market” figure at property level is estimating, modelling, or inventing.
