Within any band you'll find outliers in both directions; a €5M villa with a modest plot can be priced for its position rather than its size. The apex of the Marbella register. Single-digit residences trade in this band per year on the coast. These are family seats — owned for a generation, sold quietly when ownership changes for tax or estate reasons. Most never list publicly; the desk introduces both sides.

Methodology

How the bands are calibrated.

The bands are the desk's working bands as of 2026-05, refreshed roughly quarterly. They are directional — calibrated against (a) live listings on Inmobalia + Resales-Online + Zoddak across ~670 published residences at the €1.5M+ register, (b) recent transacted comparables visible in the regional registry releases, and (c) ~300 off-market introductions handled by Muse Selection in 2024-2026.

Within any band there are outliers in both directions. A €5M villa on a modest plot may be priced for its position (frontline beach, top of Camoján) rather than its size. A €5M plot in lower Benahavís may carry a much larger built area for similar money. The widget shows the central tendency, not the full distribution.

Zone assignment per band reflects where the band trades most often, not exclusively. Sierra Blanca has stock from €3.5M to €15M; we place it in the €4M-€6M band because that is the modal price for a 4-5 bed Sierra Blanca villa. Adjacent bands cite Sierra Blanca too for the same reason.

Inclusions ("pool, cinema, gym, spa, staff quarters") are the desk's standard expectation at each band, not a fixed feature list. A €4M villa without a cinema is not unusual; a €4M villa without any of pool, gym, or basic domotic system would be unusually under-spec for the band.

The bands intentionally stop at €30M on the upper slider — open-ended pricing above that point is a function of trophy negotiation rather than market signal. Genuine apex transactions happen at €30M-€100M+ but the data set is so small (single-digit annual transactions on the coast) that publishing structured bands would be misleading.

Built area typically 180-280 m²; private pool often, but modest. Not the flagship streets, but a serious foothold in a desirable area.

At €5M you sit in the upper premium band. Expect a 5-6 bedroom villa, 500-750 m² built area, on a 1,500-2,500 m² plot in Sierra Blanca, lower Cascada de Camoján, or Sotogrande Alto. The architecture is by a named regional studio (Ark, González & Jacobson tier); inclusions are full — heated infinity pool, cinema, gym, sauna, wine cellar, staff studio. What can €10M buy you in Marbella?

€10M puts you at the entry threshold for trophy residences. Expect a 7-9 bedroom estate, 1,200-1,500 m² built area, on a 4,000-6,000 m² plot in entry-level La Zagaleta, frontline Golden Mile, or top-plot Cascada de Camoján. Architecture by a regionally or globally recognised studio; staff house typically separate; full spa wing, indoor + outdoor pool, dedicated cinema, sometimes a tennis or padel court.

Why does Marbella property cost so much?

Three structural drivers. First, scarcity of land — the protected sierra above, the sea below, and a roughly 8 km Golden Mile strip in the middle. Second, the cluster effect — La Zagaleta, Sotogrande, the Camoján have built reputations over 30+ years and self-reinforce. Third, the year-round microclimate and 320 days of sun per year that no other European premium market replicates. The build cost is also high: €4,500-€8,000/m² for premium new-build, before architectural fees.

Three sources. Live inventory from Inmobalia, Resales-Online, and Zoddak — roughly 670 properties at the €1.5M+ register across the underlying feeds. Transacted comparables from the regional Registro de la Propiedad releases. Off-market introductions handled by Muse Selection in 2024-2026 — about 300 residences. The bands are calibrated against the intersection of these three datasets.
