The bands are the desk's working bands as of 2026-05, refreshed roughly quarterly. They are directional — calibrated against (a) live listings on Inmobalia + Resales-Online + Zoddak across ~670 published residences at the €1.5M+ register, (b) recent transacted comparables visible in the regional registry releases, and (c) ~300 off-market introductions handled by Muse Selection in 2024-2026.
Within any band there are outliers in both directions. A €5M villa on a modest plot may be priced for its position (frontline beach, top of Camoján) rather than its size. A €5M plot in lower Benahavís may carry a much larger built area for similar money. The widget shows the central tendency, not the full distribution.
Zone assignment per band reflects where the band trades most often, not exclusively. Sierra Blanca has stock from €3.5M to €15M; we place it in the €4M-€6M band because that is the modal price for a 4-5 bed Sierra Blanca villa. Adjacent bands cite Sierra Blanca too for the same reason.
Inclusions ("pool, cinema, gym, spa, staff quarters") are the desk's standard expectation at each band, not a fixed feature list. A €4M villa without a cinema is not unusual; a €4M villa without any of pool, gym, or basic domotic system would be unusually under-spec for the band.
The bands intentionally stop at €30M on the upper slider — open-ended pricing above that point is a function of trophy negotiation rather than market signal. Genuine apex transactions happen at €30M-€100M+ but the data set is so small (single-digit annual transactions on the coast) that publishing structured bands would be misleading.
