A €3 million villa is one number to a Spanish buyer. To a buyer paying from a US, British, Scandinavian, or Swiss account, it's a moving target. Between an accepted offer and the notary signing, EUR rates routinely shift 2-5% — sometimes more in news-driven weeks. On a €3M purchase, a 4% move is €120,000. That gap is invisible until close.

This calculator does two things. It converts the purchase price to your home currency at today's spot rate so you know the headline figure. Then it shows what the same purchase could cost if EUR moves against you by a volatility band you choose (3% is a reasonable default for a 60-day close; 5-7% for a longer escrow or a news-heavy window). The range it returns isn't a forecast — it's the cost of leaving the position unhedged.

The honest output is the comparison: a forward contract or limit order locks the rate at a known cost (typically 0.1-0.3% of the trade, plus a small bid-offer spread). Spot exposure at close is uncertain by the volatility band shown. For a buyer with a multi-million-EUR purchase and a fixed close date, the case for a forward is rarely about prediction — it's about removing variance from a decision that's already been made.

How much can EUR move between offer and close on a Marbella purchase?

Typical close timelines are 30-90 days. Historical EUR/USD volatility over that window has been 3-6% annualised in stable periods, 8-12% during ECB/Fed policy divergence or risk-off cycles. EUR/GBP, EUR/SEK, and EUR/NOK can be wider — Scandinavian currencies in particular move 4-8% on cycles. The calculator default of 3-5% is a base case for a 60-day close in a normal market.

Should I use a forward contract for a property purchase?

For most buyers above €1M with a defined close date, yes — at least for the portion you have already committed to (typically 10% deposit + 90% balance at notary). Forwards lock the rate for a fee that is usually 0.1-0.3% of the trade plus a small spread, well below the variance you remove. Specialist FX brokers (Currencies Direct, OFX, Moneycorp) price more aggressively than retail banks for property transactions.

What is the difference between spot and forward in currency conversion?

Spot is the rate you pay if you transfer EUR today. A forward locks a future delivery date — say, 60 days from now — at a known rate today. The forward rate is spot ± the interest-rate differential between the two currencies (covered interest parity). For EUR vs higher-yielding USD, forwards are slightly below spot. The variance you remove by forwarding usually exceeds the rate differential cost on a property timeline.

Are there tax implications for currency choice when buying Spanish property?

Spanish tax on the purchase doesn't care which currency you sent — ITP, VAT, AJD all bill in EUR on the EUR price. The implication is in your home jurisdiction: a forward contract gain/loss may be a taxable event (US Section 988, UK CGT on FX gains over de minimis thresholds). Most buyers absorb the FX cost into the property's cost basis, but the rules vary by country. Cross-border tax advice is worth the fee here.

Should I open a Spanish EUR account before buying?

Yes. The notary requires proof of funds origin and most Spanish banks require a domestic EUR account for the closing transfer. Opening it 2-3 months before close gives time to handle SWIFT screening on the initial inflow, complete the non-resident KYC, and arrange a payment method (banker's draft is still the dominant notary-signing mechanism for premium purchases). Some banks (Santander, BBVA) handle non-resident account opening remotely; others require an in-person visit.

How we compute, and where the numbers come from.

Sources used in this calculator (current as of 2026-05): ECB reference rates for EUR FX cross-rates; Bank of Spain quarterly FX flow data; published spreads from Currencies Direct, OFX, Moneycorp, and Wise.

The volatility band is applied symmetrically (± the user-supplied percentage) to the spot rate to produce a cost range. The model treats the FX move as a single-point disturbance at close — it does not run a Brownian or GARCH simulation. For a more sophisticated estimate of close-date cost distribution, you would scale by sqrt(days/365) and apply realised or implied option-market volatility for the relevant cross. The simple band here is a deliberate choice: it's an estimate of magnitude, not a probabilistic forecast.

Forward-rate guidance assumes the cost of forwarding for a 30-90 day window sits in the 0.1-0.3% range plus a typical bid-offer spread for premium-broker pricing. Retail bank forwards quote materially worse — often 0.5-1.5% on the embedded spread. The widget shows the broker-tier figure; a retail bank quote will look 3-5x more expensive on the spread alone.

EUR cross-rates default to indicative levels current at the most recent monthly review; users should override with a live rate from their broker or from ECB / xe.com for accurate budgeting.
