Every villa and estate on the Muse Selection register asking €5,000,000 or more. The register reads the shared listing feeds that agencies on the Costa del Sol use to co-broker and removes duplicates, so a residence offered by several agencies is counted once. Cards marked “Muse exclusive” are our own mandates; the others we can show you alongside the listing agency.
Left out: residences offered by introduction only — around 300 of them, never published by any agency — and anything priced on request. Tell us the brief and we will say what else exists at this level.
What it costs on top of the price
In Andalucía a resale carries 7% transfer tax; a new build carries 10% IVA plus 1.2% stamp duty. Notary, land-registry and legal fees come on top — itemised in the buying-costs guide. What a villa at this level costs to hold each year is set out in the cost of running a villa.

The largest groups: Benahavís (37), Nueva Andalucía (37), Marbella Golden Mile (21). The count moves with the register, which refreshes hourly; these are asking prices.

The median asking price of the 281 priced villas and estates at or above €5,000,000 on the register was €6,995,000 on 28 September 2026, and the median asking price per built square metre was €9,377 (n=280). These are asking prices: Spain publishes no per-property closing prices, so no source can say what these residences actually sell for.
