Do Marbella agencies all show the same villas?
Largely, yes. Resale property on the Costa del Sol is distributed through shared listing networks: the agency that holds the seller's instruction publishes the villa to a network, and member agencies may show it to their own buyers. The same house therefore appears on many agency websites, sometimes with different photographs and descriptions.
Muse Selection's published register is built the same way and says so. It is compiled from shared listing feeds and deduplicated so that each residence appears once. The number of listings on an agency's website tells you how it is connected to those networks, not how many sellers have instructed it.
What does differ between agencies is the part the networks do not carry: residences an agency lists directly for the owner, and residences an owner prefers not to publish at all, which are shown by introduction.
Who pays the agency's fee when you buy a villa in Marbella?
The seller. By Spanish real-estate convention the agency's commission is agreed with the seller and paid out of the sale price; Muse Selection does not charge buyers a fee. On a shared listing the commission is normally divided between the agency that holds the listing and the agency that introduces the buyer, which is why a buyer can work with one agency across the shared market.
What the buyer does pay is the tax and the legal and administrative cost of the purchase: ITP at 7% on a resale, or IVA at 10% plus AJD at 1.2% on a new build, plus notary, land registry and lawyer. Those are set out line by line in the guide to Marbella property purchase costs.
One consequence is worth stating plainly. An agency paid by the seller is not your legal adviser. The check on title, charges, licences and planning is the work of your own lawyer, who is independent of the agencies; the notary certifies the deed and represents neither side.
What should you verify before choosing an agency in Marbella?
Eight things, each of which can be checked without taking the agency's word for it.
| What to check | Why it matters | Where to check it |
|---|---|---|
| Registered company and tax number (CIF) | It tells you who you are actually dealing with. A Spanish commercial website has to publish the company name, tax number, registered address and registry entry. | Where to check: the website's legal notice (aviso legal or imprint), then the Registro Mercantil. |
| Office address | An address you can visit, and that matches the one in the legal notice. | Where to check: the legal notice and the agency's public map profile. |
| Named people | You should know who will handle your purchase and what their role is. | Where to check: the agency's team page, and ask who your contact will be. |
| Memberships | A membership claim is worth something only if the association itself lists the agency. | Where to check: the association's own public member directory. |
| Direct or shared listing | The agency that holds the seller's instruction answers questions about the house first-hand; an agency showing a shared listing relays them. | Where to check: ask, for each villa you are shown. |
| Languages | The negotiation and the purchase contract should be explained to you in a language you are fluent in. | Where to check: ask who on the team works in it. |
| Reviews | Read them on the independent platform where they were left; a quotation on an agency's own site, this one included, is only as good as the profile it links to. | Where to check: the agency's public map or review profile. |
| Price data | Spain publishes no per-property closing prices. Published figures are asking prices, so an agency quoting sold prices, yields or appreciation should be able to name its source. | Where to check: the source, the sample size and the date behind the figure. |

When is Muse Selection not the right agency?
If you want a firm with decades of trading history, this is not one: Muse Selection was founded in 2024 and does not claim otherwise.
If you are looking below €350,000, the published register does not go there. If you are looking outside the Costa del Sol, neither does the desk.
If you want sold prices for individual houses, rental yields or appreciation forecasts, there is no public source for them: Spain publishes no per-property closing prices. What the desk publishes instead is asking prices with their sample size and date.
And if the requirement is straightforward, a specific published villa and no need for introductions, the listing agency for that villa and your own lawyer may be the shorter route.
Which areas does Muse Selection cover?
Muse Selection works on the Costa del Sol and nowhere else. The published register is organised by district, and each district has its own page with its current listings: all districts. The desk works in English, Spanish and Russian.
Two offices operate in Marbella — appointments available on request.
How does an introduction start?
A working introduction begins with a brief: what you are looking for, in what timeframe, with what financing structure, and for what purpose. The brief shapes which segments of the register — published and off-market — are relevant, and which seller relationships are worth activating.
“I would like to express my gratitude to the Muse real estate agency in Marbella, with whom I have had an exceptional collaboration during the process of purchasing a home for my clients. Without a doubt, they have a highly skilled and committed team. I wholeheartedly recommend their services.”
“From the first interaction, Maria demonstrates professionalism and a keen understanding of her clients’ needs. Whether buying or selling, her guidance is always informed, reliable, and tailored to the client’s best interests.”
Frequently asked questions
How do I choose a real estate agency in Marbella?
Check what can be verified rather than what is claimed: a registered company and tax number in the website's legal notice, an office address you can visit, named team members, memberships that appear in the association's own directory, and whether the agency holds the listing itself or is showing a shared one. Listing counts say little, because most Marbella resale listings are shared between agencies through common networks.
Do all Marbella estate agencies have the same properties?
Largely, yes. Most resale villas are distributed through shared listing networks, so the same house appears on many agency websites. What differs is the residences an agency lists directly for the owner and those an owner prefers not to publish, which are shown by introduction.
Who pays the estate agent commission in Spain, the buyer or the seller?
The seller, by Spanish real-estate convention. Muse Selection does not charge buyers a fee. The buyer pays the purchase taxes and the notary, land registry and legal costs.
Is Muse Selection a registered company?
Yes. Muse Selection is the trading name of Muse 2.0 S.L., tax number (CIF) B55400196, entered in the Registro Mercantil de Málaga, with its registered office at Avenida Arias Maldonado 2, 29602 Marbella. It was founded in 2024.
How many people work at Muse Selection, and in which languages?
36 people in 7 departments, 20 of them on the sales desk, working in English, Spanish and Russian from two offices in Marbella.
