Las Brisas vs Los Naranjos vs Aloha — how does the hierarchy work?
Las Brisas is the original and most prestigious of the three — mature gardens, larger plots, established old-money community. Aloha sits next with a strong school-and-tennis-club vibe and the Aloha College on-site. Los Naranjos is the most accessible price point, with newer-build stock and more apartment density. Frontline-fairway villas in any of the three carry a 20-30% premium over interior plots.
Does golf membership transfer with the property?
Not automatically — Las Brisas, Aloha, and Los Naranjos each have their own club membership separate from property ownership. Membership transfer is possible but requires club board approval and an initiation fee (currently €15-40k depending on the club). Some owners specifically buy on the fairway and never join the club, just enjoying the green outlook.
What's the school-run logistics for Aloha College?
Aloha College sits inside Nueva Andalucía itself — most families inside the Golf Valley are 5-10 minutes door-to-door, and there's a school bus circuit covering Nueva Andalucía, Sierra Blanca, and Marbella centre. Term-time morning traffic backs up at the Aloha junction from 7:45-8:30am. Many families specifically pick Nueva Andalucía over Sierra Blanca for this reason.
How far is the actual beach?
Puerto Banús beach is 5-10 minutes by car depending on which part of Nueva Andalucía you're in. Walking is technically possible from the southern edge of Los Naranjos (~25 minutes), but the A-7 crossing is unpleasant on foot. Most owners drive or use the local shuttle — the trade-off vs Golden Mile is more space and quiet at the cost of 5 minutes to the sand.
