Sotogrande

Gibraltar airport is 20-30 minutes — by far the closest, with British Airways and easyJet connecting daily to London. Málaga airport is roughly 1 hour 15 minutes via the A-7. Many Sotogrande residents fly into Gibraltar for short London trips and Málaga for everything else; the dual-airport setup is one of the genuine advantages over Marbella core.

High season is July-August at Santa María Polo Club, with the international tournament drawing players, owners, and spectators from across Europe and Latin America. Property viewings and transactions spike during polo season — many off-market deals get done in person on the polo lawns. Rental yields in July-August are exceptional, often 8-15% of annual rent in a single month.

La Reserva is the newest tier (golf-and-beach club, modern villas, €5-25M range), Sotogrande Alto is the original gated enclave (mature gardens, classical Andalucían villas, €3-15M), and the Marina district is apartment-led, walkable, and more social. La Reserva is the current growth area; Alto is the established old-money community; Marina is the lock-up-and-leave option.

None at the transaction level — Sotogrande sits in Cádiz province but still follows Andalucía's regional rules: ~10% total ITP-and-fees on resale, ~10% VAT-and-stamp on newbuild. Annual IBI (council tax) varies by valor catastral but is broadly equivalent to comparable Marbella values. Non-resident wealth tax (Patrimonio) applies identically across the region.
