Marbella Listing Portals — Idealista vs Kyero vs Fotocasa vs LuxuryEstate Effectiveness

The default Spanish-agency portal stack is "everything, everywhere" — listings sprayed across Idealista, Kyero, Fotocasa, Habitaclia, plus an aspirational push to LuxuryEstate.com and JamesEdition. The reality is that for any single Marbella property, two portals do nearly all the work and the rest distribute filler. Knowing which two depends entirely on price tier and target buyer origin.

For Marbella properties under €2M, Idealista is the primary channel and Fotocasa and Habitaclia carry a long-tail residual. For €2-5M, Idealista and Kyero do most of the work and the international portals begin to matter. For €5M+ trophy stock, the specialist luxury portals (LuxuryEstate.com, JamesEdition, Mansion Global, PrivateProperty.com) and the international generalists (Rightmove International, Zillow expat) move to the front. No portal publishes an audited breakdown of qualified buyer traffic by price band, so the percentages circulated in agency decks are estimates dressed as data, and this desk will not add its own. The working conclusion holds without them: skipping Idealista for any sub-€10M property is a structural error, and skipping the luxury portals for €5M+ trophy stock is equally wrong. Pricing discipline and photography do more for the outcome than portal selection ever will. Idealista is the default starting point for Spanish-resident buyers and for most UK and German buyers researching Spain remotely. There is no scenario under €10M where the seller benefits from skipping it.

Cost structure 2026. Free standard listing for any agency with an Idealista Pro subscription (which most agencies hold). "Premium" upgrade — listing rotation, hero placement in zone search, multi-image hero — runs €200-450/month per listing. "Top" upgrade adds top-of-search-results positioning at €450-1,200/month per listing. For €2M+ stock, premium is the working minimum; top placement is sometimes appropriate at trophy tier but the marginal lift over premium is modest.

Lead quality. Mixed and high-volume. On this desk's own listings, a €4M Sierra Blanca villa draws enquiries in the high single figures each week, and only a small fraction of those carry the means and the intent to transact at the asking price. The agency-side qualification work is meaningful — and the better agencies pre-screen all Idealista enquiries through proof-of-funds and discovery calls before forwarding to the seller's representation team. Sellers routinely ask for average days-on-market by price band, and it is the one question no honest audit can answer. Spain publishes no per-property closing data, the portals publish no audited record of which listings sold and which were simply withdrawn, and a residence relisted under a fresh reference restarts its own counter. No source, this desk included, can quote that figure. What is observable is the mechanism: a residence priced inside the band the local valuation evidence supports draws enquiry from the first week, and one listed well above it accumulates portal history that has to be negotiated away later.

Kyero is the Spain-property portal optimised for English-speaking international buyers. UK, Ireland, Sweden, Norway, Netherlands, Germany expat-buyer traffic disproportionately uses Kyero as a primary search tool. Kyero ranks lower than Idealista on Spanish-resident search but ranks higher on Google.co.uk for "Spain property" and adjacent queries.

Cost structure 2026. Standard subscription for agencies €60-180/month covering listing distribution. Featured listing upgrade €40-120/month per listing. Significantly cheaper than Idealista for the international-buyer-share that Kyero captures.
