How the Marbella Property Index is calculated.

The index reports the median asking price per square metre for €1.5M+ residences, zone by zone, derived live from a deduplicated catalogue. Figures are asking prices of currently-listed residences, not completed transactions. Below is exactly how the numbers are produced — and the open licence that lets you reuse them.

  1. 1 · Sources

    Three regional feeds — Inmobalia (REST), Resales-Online and Zoddak (new-build) — plus the Muse Selection internal register, including off-market residences.

  2. 2 · Deduplication

    The same residence is frequently syndicated to multiple feeds. We merge and de-duplicate so each residence is counted once.

  3. 3 · Luxury floor

    Filter to residences priced from €1.5 million. POA (price-on-request) listings are admitted only when Muse-exclusive/featured, and are excluded from €/m² maths.

  4. 4 · €/m² computation

    Price ÷ built area, per residence. Values below €1,000/m² or above €60,000/m² are dropped as feed errors (plot mislabels, missing areas).

  5. 5 · Per-zone aggregation

    Group by zone; report a zone only when it has at least four priced residences. 21 zones currently qualify.

  6. 6 · Headline figures

    Median (headline) and average €/m², median asking price, and the min–max range — recomputed on every daily snapshot.

Frequently asked

Are the figures asking prices or sale prices?
Asking prices of currently-listed residences. Spain does not publish per-property closing prices, so a published-catalogue index is the most granular openly-available luxury benchmark. We never present asking figures as transaction prices.
What is the €1.5M floor and why?
Only residences priced from €1.5 million enter the index. This isolates the luxury register from the broad market a generic portal average blends in, so the per-zone €/m² reflects the segment Muse Selection actually serves.
Why report the median rather than the average?
The median price per square metre is far less distorted by a single trophy listing than the mean. We publish both; the median is the headline figure.
How often does the index update?
The underlying catalogue snapshot is refreshed daily from the source feeds; per-zone pages reflect the latest snapshot. The quarterly edition label marks the editorial cut.
Can I reuse the data?
Yes — the dataset is licensed CC BY 4.0. Reuse it with attribution to "Muse Selection Marbella Property Index (museselection.es/marbella-property-index)". A machine-readable CSV is published at /api/marbella-property-index.csv.
