What a private advisor does that a portal does not
A property portal optimises for breadth — every published listing on the coast, filterable by price and bedrooms. That is useful when the buyer's question is "what is on the market". It is less useful when the question is "what should I actually look at given my register, timeline, and structure".
A private advisor takes the buyer's brief, screens against the desk's known register (including off-market depth), pre-qualifies physical viewings, and stays present through offer, due diligence, and signing. The cost is in time and relationships; the benefit is signal compression and access.
The buyer side, specifically
Most of the Marbella agency market is seller-side. An advisor representing a seller's interests will not be optimising for the buyer's price, terms, or risk position. Buyer-side advisory inverts the alignment — the desk's incentive is to deliver value at the buyer's price, not at the listing price.
In practice, the buyer-side desk reads inventory, comparables, off-market depth, and seller motivation; advises on offer level and structure; and stays in the negotiation room until close.
The Muse Selection model
Founded 2018 by Max Bykov, the desk operates from two physical offices in Marbella (Avenida Arias Maldonado near the centre and Calle Agricultor Jose Urbano in the eastern district). The €1.5M+ floor is set deliberately — below that, the buyer is served by the sister brand Muse Marbella (€500K+).
The published catalogue holds ~670 residences updated daily; the private register adds ~300 off-market residences shown by introduction. Editorial output (Journal, Guides) is in-house, not outsourced.
Voice + posture
The voice the desk uses publicly — short sentences, no superlatives, observation over persuasion — is the same one used in private. We do not run "exclusive deals" rhetoric, "limited time" promotion, or any framing that pressures the buyer. Buyers in this register have read enough of that elsewhere.
When to engage
The desk is most useful when you have a specific brief and timeline — even a soft one. We are less useful for browse-only enquiry; the portals serve that better. Initial conversations are short and free; a fuller curated brief is shared once the desk understands the register fit.
