The Marbella arc: most of the Costa del Sol luxury market
The overwhelming majority of the Costa del Sol register above €1.5M sits inside the Marbella–Benahavís–Estepona corridor. This 35-kilometre stretch contains La Zagaleta, the Golden Mile, Sierra Blanca, Nueva Andalucía, Puerto Banús, and the New Golden Mile — collectively over 90% of the residences we track. That is a statement about listed supply, which we can count, and not about closings, which nobody can: Spain publishes no per-property transaction data.
Within the Marbella arc, and on the same 7 August 2026 snapshot, median asking prices ran from €9,400,000 in La Zagaleta (n=5, thin) to €2,442,500 on Estepona's New Golden Mile (n=108). The common thread: golf, sea proximity, international airport (Málaga AGP, 25–60 minutes), and a critical mass of luxury hospitality that generates the social infrastructure buyers expect.
Sotogrande: the polo alternative
Sotogrande offers a materially different residential character from Marbella: 2,000 hectares of private estate in Cádiz province, 90 km west of Marbella and 30 km north of Gibraltar. The anchors are polo (three international grounds, including the Santa María Polo Club), Valderrama Golf, and one of Spain's highest-regarded international schools (ISS Sotogrande).
On the 7 August 2026 snapshot the Sotogrande register above €1.5M held 31 priced listings, median asking €3,650,000 at €5,320 per m² — under the Marbella arc on a per-metre basis, which reflects both the distance from Málaga airport and the zone's product mix of large plots and generous built areas.
Estepona: the emerging sector
Estepona's New Golden Mile is where new-build supply on the Costa del Sol luxury axis has concentrated, at prices below the Marbella comparable. On the 7 August 2026 snapshot the register above €1.5M held 108 priced listings there, median asking €2,442,500 at €6,188 per m² — against €8,987 per m² on the Marbella Golden Mile the same day (n=57), asking against asking.
The tradeoff is location: Estepona is 30 minutes from Puerto Banús and 55 minutes from Málaga airport. The luxury hospitality infrastructure — five-star hotels, private beach clubs — is thinner than the Marbella core. For new-build buyers who value larger indoor-outdoor space at a lower entry point, Estepona is the principal opportunity.
